    The surrounding suburbs of Detroit can be very lucrative for renovation flips, however.

    And while the city of Detroit has its bad spots, it can be a lucrative market for cash-on-cash returns, as far as rental property is concerned, if you know what you’re doing.

    Whenever an area is down-stricken financially, crime usually follows. The good side to this from an investor’s standpoint, is that this means there are a lot of people that don’t have the credit needed to buy, so there’s a plethora of tenants that are good people that will take care of your unit.

    I think a good resource would be an appraiser.

    They can tell you what to do to a house that will improve it’s value.

    I did a post on the things that DON’T boost property value here in the US, I’d assume the same would ring true in Australia.

    I live in Detroit. Not all parts are bad, but there are definitely some war zones.

    If you know what you’re doing, and know the right areas, the cash on cash returns in Detroit for rental properties can be pretty hard to beat.
