    Thanks for the Advice[^]. It is much appreciated. sorry for not replying on the topic but as Iam new to this site i have been having trouble following topics. I just found the “Subscribe to” button 2 minutes ago[xx(][:D]. i thought there was a button just couldnt find it[:I]. Thanks again

    How about Darwin is there good yeild there. and does any one have investments there

    i moved out of a DHA house and into my own home[:X] back in July. The DHA house was great, old Queenslander next to Townsville’s prized [;)] Ross River. The DHA staff up here are great [:)][:D]they sell their properties at the end of the leases through numerous local RE Agents. I tried to put an offer on the one i was living in but couldnt produce any results[:(].
    One option with DHA is to build a house for them. they are frequently after properties especially up here. As everyone says yeild is poor but if you did it right you could get better returns than most would expect (buying undervalued, working the system, etc. [;)]). i looked at some ex DHA houses around TSV (vincent and surounding suburbs)for $145k in July, they are now asking for $160k[8D]. + they also do units etc.
    little secret, Tsv defence force is set to continue growing for a long time.

    Hi Steve. Im new to the site. I found it through your book 2weeks ago. Although I only have 2 properties (both +CF & +CG) your forum has been a great source of knowledge. Best of all I can ask questions and get almost immediate responses from likeminded investors. The Forum realy is amazing.
    However when i did a search on townsville google only found 6 matches when there should/could have been a lot more.
    +Is it possible to one day have a section for each state, then off that have further sections for the different regions in that state. not every region just the ones that are frequently talked about, eg capital cities + NQld, SEQld,Regional Vic, etc.
    Just one personal question Steve. How many properties are you and Dave up to now?

    Does anyone have a website we can all upload and share investing progs on. i am keen to look at some of these progs but my email is restricted so i cant recieve anything bigger than 1mb. any ideas

    is %7 the best rate anyone could get in TSV. im paying %7.5 and want to pay less. any suggestions on negotiating on price. they realy dont like to compete

    I should be asking a tax prof. but can i spend part of the 7k on rates and B.corp fees aswell with the interest still being tax deductible.
    And what if i buy the aircon’s before the loan extension gets approved either with my own cash or 12months interest free.

    Guys I have a similar problem. I got 2 townhouses side by side and about 30k equity or 25% in ea one. I dont want to use my cash doing them up so im thinking about paying the refinancing fees and getting 7k out ea one for improvements.

    -For the interest on this 7k to be deductible it needs to be spent on investment purposes but can i spend it on rates and B.corp fees aswell as aircon?
    -no probs with rent and tenants, my concerns are with taxman and bank?
    + should i use my cash and Interest fee periods to do the improvements first, then get the valuation and loan extension done.

    WOW, WHAT A FORUM.
    Im to new to be newbie but ill share a short story. Im 22 studied shares while doing Business at TAFE. Made u bit but lost more after a bad Rene Rivkin Tip (TMS). I didnt understand Prop. and the books i was reading kept me onto shares and options till 18months ago. Read and loved, Richdad series, Jan somers, and more.

    I bought 2townhouses in TOWNSVILLE NQLD. dream property really. after 10% deposit they were generating $40ea/p.w after tax + Capital gain of 30k ea since july. property here was amazing, now southerners have started investing up here over the net and yeilds have droped remarkably. after reading Brian’s Book I now understand flips and wraps. When i found my property there were numerous cashflow positive and good buys around. Looking at becoming a spoter on the side if anyone can help with more information on how to conduct and collect from spoting?
