Buy Steve’s Wealth Guardian from the Resources page and it will teach you heaps about the best structure. That is a great place to start.

Hey EZ,
I struggle to see the similarity between a used car and helping ignite someone’s mind to opportunities. The used car is only a vehicle that will take you from place to place in reality. RK has helped many people go much further than they ever dreamed possible and imagine many possibilities. I will freely admit that if not for his books I would probably still be settling for second best. The other truth is that I would not have known it was second best!!

As to the John T Reed thing…..we have been here before. Personally I don’t have much time for people who expound an immense amount of energy in defaming others. I believe that everybody will be judged by their own actions and choices and unless they are doing illegal activities (such as Henry K) then let them stand and be judged individually by the market.

As to RK not telling the whole truth……the same applies to him.

Rather than Navel gazing go out there and do things and not worry about other people’s opinions and credibility.

Things are going well Dave. Looking at another 4 at present with juicy yields. Sold one the other day for a $90K profit (bought for $73000) which will go toward the next purchases. Kids are great, Wife is as wonderful as ever and life is great. By the way….happy fathers day……

Yep. I find that this is one of the best times to get on board Alf. Especially on night shift when I am awake anyway and all is quiet. Have a read ad thruogh out some comments that hopefully help. If it wasn’t work though it would be bed.

I will leave this to be clarified by the mortgage brokers out there but I will say that 90% will eventually limit you.

There are only 3? insurers now for LMI and they all have limits to borrowings. At some point they will say no more and you will have to increase the deposits.

If you put down 20% deposits on positive cashflow properties then in theory you can go on borrowing forever…………

Good to hear about all you guys and gals. I don’t get much chance to babble on anymore as there is such high quality replies on the forum. It is amazing to see how far it has come.

I am going to disagree with you Slim and agree with Richo.
If the numbers work then the numbers work. In every market there are opportunities and it is a matter of finding them. I will not say it is easy but then what worth achieving is.
The key is not to rush and to only do deals that make sense. It may mean only buying one house this year or it may mean using creative methods to make it work (Wraps, lease options, etc).

Whatever you do make sure you are content with the decision. Note well content not comfortable as I believe that sometimes we have to be outside our comfort zone to pick up the real beauties. Make sure you understand what you are doing and then take a step out.

There are still opportunities just go find them…..
