    Hey Tamtam good question.

    I guess my answer is a question back to you …what do you want to achieve and what sort of property or investments do you need to make to achieve them. If your concern is cashflow then you need to be very focussed on achieving a comfortable interest rate buffer when you crunch your numbers. If you are struggling to buy due to cashflow maybe you need to look at ways to get some cash out of the deal by cleaning up a few properties and flicking them. There are many ways to skin a cat and you gotta be comfortable with your method. I do it a little different to Steve but I am still successful. You gotta find th Tamtam way as it is the bes for you.

    Sorry got a little carried away as I haven’t been n the forum for a few years. (For those of you who still remember me).

    If interest rates do go up that is a very real fear. as I said you should include such numbers in your calcs. For example I always borowed the deal on th basis that rates were 1.5% more than when I did the deal. Allowed me to see if it would still work. Make sure you do nto cut delas to fine as things can change….

    I agree with you Stuart. No use holding the name back as this may not protect anyone but the lender or broker flogging this deal. If people are warned about the trap and still go ahead….well…….as my solictor says you can’t stop people from being stupid or doing stupid things………….[confused2]

    For me the bottom line is seek professional advice relevant to your situation. You have heard what others think and that suits them and their situation but they do not know your situation. For any of us to come out and say conclusively that you must do P&I or IO is wrong. You are unique and a good broker will help you find out what suits you. As to good brokers that is a whole thread in itself which has been done many times.

    Horses for courses.
    As long as you enjoy doing what you do …..do it. I have had a few properties and I have played with shares. I personally believe that the market (property,shares,etc.) dictates to you what is the best investment at the time. That is why I am happy to have sold off some property and be using the money in the share/futures market at present. I am an opportunist and I want to seek the best place to park my money so I can achieve the greatest returns. I know what I like to do in property and I will wait till the market allows me to do this on a decent scale again (and I will be back boots and all). I guess I do what I am comfortable with and that is good. If you hold property only or shares only great..diversity is cool. Find your path and then walk it…………..

    I will add to Oscar. Stuart is a great guy and very full on property investor. If you wantto take the long ansd slow road don’t go there but if you want to shortcut some of those lessons in life he is worth talking to. He lives and breathes property and is the real deal. I consider Stuart a friend though so I am somewhat biased. If you think my opinion is worthwhile (as a reference for Stuart) then ask around about me as well.

    I once loved the Interest only loans but now I usually go Principal and interest. Wilandel summed it up but I also remember that you can’t go broke owing nothing. Sooner they are payed off the sooner you are getting great cashflow. It also depends what you are after, if you are cashflow poor then IO may help. If on the other hand you don’t need cashlfow then reduce that debt to enable you to buy more. Situations dictate the strategy.

    Maybe you can try making the deal more appealing. Rather than ofering a straight package you could offer a cheap intro rate for the first year and wear the costs. You could build the price up and reduce the rates to make it appealing. fiddle with the figures to make it work. There are many ways to couch the deal to make it attractive but as FW said the times they are a changing…. Always got to do what deals and the kind of deals the market tells you to.

    $2000. Do you think that is lot of money for getting good advice , ideas and being able to network with like minded people ? mmmmm. Personally I think it is cheap. I have paid many times that amount over the years for info and it has come back to me many times over.
    You’re call but don’t let the cost be your reason, this may be just the catlyst you need.

    I agree that ANZ aren’t too bad to deal with. I have an account as you have described and I do all over the net. If I want money back here I write a cheque over here and bank it. Maybe you should contact Wizard and ask them to set it up for you. Should be a little bit of paperwork but a whole lot easier later.

    Interesting Question Rugbyfan but my question is if you could make $7K or 8K for a weeks work wouldn’t it be worth it. Not saying this is the only way to do it but why not make a little cash. It depends on your cicumstances but $7K in your pocket is $7K more than last week. IF you reinvest that money and it keeps wokring for you it could be a good thing. Inmy mind Velocity of money is the key. I don’t hold anything that doesn’t achieve at least 20% returns in a year.

    By the way you guys should listen to Wilandel as they are doing the dream and doing it well. I have a lot of respect for them. Well done guys.

    mmm. Oh well I am happy to pay cheaper phone bills while it lasts. The big telco’s may not be able to stamp them all out…..even though there is no reason but their monopoly of the market. Wy would they stamp out players such as this but for the fact they offer good deals that the telco’s won’t offer.
