    Been a while since I’ve posted anything, but like Shaun I’m now quite pumped by the concept of Velocity of Money. I kept thinking I had to own all these places, and try and drawn down equity to expand all the time, which can make a positive geared place negitive. So I couldn’t see how Steve grew so fast. That’s the real thing I got from the seminar. Find a problem, fix it, which adds value, sell, then find two problems, and fix them…..

    Got to keep turning over, and locking in your returns.

    Terryw,

    Am I correct in assuming your a morgage broker? Would you know what kind of deposit and interest rate you could get to invest purely in property trusts? Would it be compariable to direct property investing? LPT are 40% less variable than shares, so a margin loan just doesn’t seem right.

    Appreciate any further advice.

    Hey,

    Well you might not be listed straight away, but as a long term goal. I’ve done some research, and you can borrow up to 60% under the reg’s, and if you margin loan into a proeperty trust, you can effectively increase your borrowing by another 60%. Now the current listed trusts all borrow around 30 to 45% so are missing out a bit, but do return 6 to 9.5% in dividends per annum. They seek capital growth a little more aggresively than a CF+ trust would too.

    If you got enough people interested, with that goal in mind, it could be quite profitable.

    I’ll have a look at property fox.

    i won’t be there after six, as I’m going to a ball saturday night. But will be there till then. There will be drinks for those who want them, but thats up to the individual. Feel free to come after 6 Andrew, I’m sure Phil will still be there at least.

    Hi all,

    Sorry about the delay in getting back to you all. Haven’t been able to get to an internet cafe all week. I just bought myself a new laptop so I wouldn’t have to stress, and the darn modem’s broken. On a brand spanking new Laptop!!!!! Anyway, thats my rant for the day.

    It seems around lunch or early afternoon on a Saturday is the concensus. I talked to Phil yesterday, and he suggested the Olms pub in Bradon. (Thats right isn’t Phil?) It’s central, and not to far from Shauns if we want to take an excursion to QBN. So how’s this Saturday at Olms for everyone. Around 2pm?

    You can look for me, I’m pretty easy to find. I’m 6’7″ so I’m a head taller than everyone else. We can meet in the bar area around the side, and I’ll make sure I’m standing up. [:)]

    Sorry it again about the delay. If there is a problem, feel free to post and if I don’t manage to check, Phil can give me a call. He’s got my number. (That fine Phil? Seeing it is my shout and all!!!)

    Wasn’t planing on buying it unseen. Just seeking advice. I haven’t talked the RE yet, was planing on this weekend. Deposit finance is also a problem for that large a purchase.

    I’d love some advice. I’ll give the RE a call and post tomorrow.
