    At the end of the day – they may do the research for you, but you need to ensure from other sources that that information is correct.

    Just do the numbers. Numbers don’t lie.

    What a fantastic post.

    I was at Steve’s Brisbane Masterclass and felt that the psychology of anything we do is greater than the detail itself.

    I am a motivated individual and that is why I put my hand up to organise a group happening in Brisbane on a monthly basis.

    There always is success in numbers.

    The date I have planned is Monday, 6 June, as this is the 30 day mark to help each other progress to the 60 day mark.

    Those books you mentioned are terrific – there are many more.

    When the student is ready the teacher with arrive.

    Next time you are in a book shop don’t be surprised is a book jumps out at you. That will be the next lesson in your journey.

    Firstly I must praise you on your accomplishments so far. What a whiz you are in your grades – as well as contributing and educating yourself with the research you are doing in regard to actually being logged on to an investors site.

    I have 2 boys you I constantly learn things from. Each and everyone can learn from others. Maybe your parents need to take a look at themselves before they critise you.

    You cannot be responsible for their actions. You are only responsible for your actions.

    Parents do not need a licence to become a parent – maybe we should. It is one of the hardest jobs to ensure that we have good experiences.

    It isn’t easy growing up – I’m glad I am older – I believe I have become wiser – although every day I learn something new and I take it on board.

    Parents only have children on loan – parents need to realise that, and ensure that the words that are used do not have a negative impact on their children. If we say something that we don’t believe or don’t want we might end up getting want we don’t want. Just be aware of what is said.

    The letter sounds good. My son wrote me a letter and it was just wonderful. Everyone is so busy in todays lifestyle and we don’t realise the impact it is having on the people who we love.

    We all need to take time out to smell the roses.

    To enable myself to have more time to smell the roses is why I have become involved in property investing. In time it will enable me to take the time to give back.

    A book that could be helpful in working through emotions and feelings is Michael Rowland’s “Absolute Happeniness” which is available in good book shops.

    Just remember you need to take time out to pat yourself on the back for your achievements. You do not have to get permission to praise yourself on what you have achieved in your short life.

    Enjoy life and communicate effectively with the people you love.

    It is looking good for SE Queensland. Ipswich is the talk of the town, I’m not sure whether the good areas are on the south of Brisbane.

    Are you an investor or a speculator – the numbers will give you the answer.

    Land banking is not a bad idea – but you don’t get cashflow from it.

    Why are you in the market – is it cashflow or capital growth. It is unusual for us to get both – but we wish and keep looking for them.

    This months API magazine has got the lot – 50 ideas. Worthwhile read. Anything to increase rent is wonderful.

    I would suggest that you ask the council what there guidelines are for development. e.g. zoning, block sizes, setbacks, etc.

    One of the most important things to do is ask yourself – what do you want to do. Don’t answer the question of what everyone else is doing.

    Maybe selling your place to a developer could be another possibility – if they want it enough you might get an incredible price for it. Like Steve says – all of my properties are for sale.

    Work with the numbers and do what is feasible – the isn’t good to just dream of what you could do you need to be able to research sales in the area, etc.

    I would want my reasonable offer passed on.

    Why not approach the vendor yourself. Sounds like the way to go to ensure they are aware of your offer.

    Have you done your due diligence. Are the numbers working out right.

    It really is sweet when everything is in alignment.

    You seen to be putting too much emotion into the decision.

    Put your business hat on and you will took at the options through different eyes.

    Woops – I only posted twice yesterday – Steve will you forgive me. I am making up for it today. I took a lot of time reading and seeing where I could post and as time had got on I thought I had done 3.

    I have made up for it today.

    It really is motivational to sit down and read through – I am finding out new stuff all of the time.

    Do the numbers. Don’t have emotion in the transaction. Research and research more to find the result that would give you income.

    Do some research into council planning guidelines for future development.

    Go back and do your research and crunch the numbers again.

    It is very sweet when everything comes together as it should to give you a positive cashflow property.

    I would agree. I got more out of this one than last year’s one. Steve has moved on to teach according to what the market is saying.

    Hi Guys,

    It was fantastic. I got a lot out of it. The calculations and the numbers determine what is a worthwhile deal. This is something I will have to work on to completely get my head around.

    I am the organiser of the Brisbane Masterclass Meetings. I believe that if we can all stay in touch we won’t go back to old habits and we will be able to motivate each other.

    This homework is fun and I’m learning heaps.

    If you would like to be added to the list to be included in the meeting – please post an email in my in box and when I have a location I will send you the details.

    Hi, I am the organiser of the Masterclass Group Meeting.

    My idea was to organise a venue and met with the group in a months’s time so we can discuss what each of the participants would like out of a group.

    30 days time (to check on everyone’s homework) would make it Monday, 6 June. I will look around for a central location which would be an appropriate meeting place.

    It has been suggested to me that you put one of the students in charge of the house and therefore they pay less rent. The idea is good, although I have never rented out per room. If the system is in place to do it, it could work a treat. Possibly double the rent that the house would normally receive. This would surely allow the property to become positive cash flow.

    What are your thoughts to further expand on this idea.
