    Atttened a auction at Umina Beach NSW on the weekend.

    In NSW new law means that anyone wanting to bid on the property must register before hand.

    About 20 people (8 couples) on site.

    The Auction starts with the Agent going thru the contract: Location, size, inclusions, easement etc.

    Then he closes the auction as no one has registered.

    I guess since he has made his spiel he will get his auction fee.

    Two couples stayed on to neg with the agent.

    NSW goverment has been swimming in stamp duty revenues, but where has the money gone?

    Not to public transport, hospitals, water, electricty or schools.

    Look at their arrogance in sacking Sydney City Council. I hope that Clover Moore bites them on the arse.

    Austraila: Mark Latham – ALP
    USA: John Kerry – Democrat

    I spend my weekend going to open houses of new listings, have noticed that places are on the market for months and the amount of people attending the inspections have fallen from appx. 15 people to about only 3 or 4.

    Have not needed to go to any inspections for last 3 weeks as i have seen them already.

    What!!!

    The footy season has already started, the Waratahs and Brumbies are at the top of the table, with the Yappies and Kiwis bringing up the rear.

    In AFL go the swans.

    Went to my first match Swans vs Carlton at the Staduim, got free tickets to the Ambassadors Room, great view, and they actually bring your beer and food to your seats. The game sucked, no atmosphere and i had trouble understanding the rules.
    I think AFL games should not be play at the Stadium unless it is a sell out, better playing at the SCG.
    Would go again if i got free tickets. Would only pay if it was a final.

    I recommend that only very experinced investors buy unseen, Kay and Chan$ seem to know what checks are needed and the right questions to ask, but unless you are experinced you could end up with sleepless nights.

    Even after inspecting a property there is still so much that can go wrong, but at least you might pick up something that could of gone unnoticed.

    When spending thousands of dollars, a few dollars to see the property is a good investment.

    But each to their own.

    Be very careful about buying unseen. Do as much check as possible, but remember there could be things that are not picked up or information is withheld.

    For a purchase of a property say $100,000, spending $500 flying out to physically inspect the property is well worth it.

    Remember to think about the worst case scenario if all goes wrong. Will saving $500 be worth it.

    I would only buy unseen if I had enough money to not be financally affected if purchase went pear shaped

    Dont sell you house.

    If you want to buy CF+ property, use your equity (if you can service it)

    It would be a mistake to rush out and sell your property to by 4 cf+, have patience, learn to swim first.

    Otherwise you could end up in finacial trouble.

    You have already made $180,000 dollars, so why sell

    Don’t let greed get the better of you.

    Remember slow and steady win the race.

    Mosman has rough areas, but they are dwindling as the Deparment of housing sells. They are mainly terrance type houses but there is the odd apartment block.

    Only cards that have an actual credit limit will affect you borrowing capicity

    Since most Amex and Dinner have unlimited credit limits they can not calculate a service ability for them

    3% of Inifinity = ???????

    If its got a limit it get counted, if it does not it does’t get counted in loan serviceabilty
