    Hello ER3110,

    So this stuff DOES ACTUALLY WORK in real life situations. Great!  Can I ask…exactly how much time and prospecting did you do…how many letters to owners where posted etc, exactly how much of your own funds, less course fees where used prior to establishing the above deals.  I also think so many students signing up with MR, would they not be scouting the same areas??

    Hello Jamie,

    Thanks again for your comment….so to recap….if a deposite of say 10% was required  at a lend of 90%….would you say…the 60K represents the actual 10%? Therefore the loan would be…600K ….??

    Thankyou for your comment. so to get a better understanding, the 80% equity in your example…being $60k could this very $60k be used as a deposite on the next loan? If so…exactly much be the next loan. How much would I have to purchase a second investment property with?

    Hi,

    I think there is an authority which can handle your problem. call the fairtrade tribual for landlords to discuss this. And divorce your agent immediately!! This authority can act on behave of you..they are rangers who will issue the tenant with an eviction notice and force the tenant to pay.  If they do not pay then they must vacate.   There is a rangers fee however but this can be charged to the tenant. This can be implement immediately!!!  Check on it however.

    What do you recommend as the very initial start on a project like this? Speaking to a builder or archietect first?

    thanks for your comment however…this is not the market I would like to get into…the terrace house in inner Sydney has not been renovated for 10 years…and the rental for its state is excellent.  I am best to renovate into a six bedroom…self containing rooms, and charge $650 per week in rent, $120 per night for each room. The new level of income and increased value to the property…can than be used to purchase  another investment property…..anyone else with a better idea??
