Recommended Granny Flat Builders?

Just bought a house in Sydney and its negative cash flow :(. (yes, I went against Steve’s rule but I really do believe where ive bought will go up in value) so looking at building a granny.
Could you or anyone recommend any good Granny Flat builders???
They are all charging similar prices so i want good service with a solid structured home.
Ive gone to see the showrooms of Master Granny Flats and granny flat Solutions and both seem good and upfront about their offerings but the latter was better in giving me sound advice and answering my questions better.
Just 22 and any advice would be greatly appreciated!

Also whats more in demand? 1 2 or 3 bedrooms?

Sorry Sam as I do not know any good Granny Flat builders, if your are getting almost the same price with the builders you’ve spoken to so far, and you have checked their track records and done due diligence on them. I would go with the one that is very easy to deal with and gives sound advices along the way. This is invaluable for myself if I am to build another granny flat in the future as I will know the steps involve next time and what to look out for. its just me though.. :D
Regarding demand in Campbelltown, I will call a few local real estate agent to confirm this information. They are the one with the property management group that would have research this area already. I can provide you with a suburb report to help your research if you want.

If you are going under SEPP you are limited to 60sqm so I wouldn’t try to fit 3 beds in that. I think 2 bedroom is great. Layout is most important though. No use having 2 bedrooms if there is a tiny living area.
Read the website it has lots of details about things like that.
Make sure you check on inclusions when comparing prices also. Some things may b e additional with some builders.

I just heard this website on the radio the other day but I have not done any research whatsoever on the company itself. Just something to compare to it to I guess? Hope it helps.

@catalyst – Good points, thanks! Anything bad they mentioned about Granny Flat approvals?
@php – thanks. thats why i Posted in the forums cause I couldnt find any geniune reviews of granny builders.

No, I’ve only heard good reports about Granny Flat approvals. He gets lots of customers from Somersoft forum. He’s a regular poster there under the name of Brazen. He has been very helpful to people asking questions on forums.
He was very helpful to me when I split a house in two.

Hello Everyone,
I am brand new to the forum and property investing in Oz although I have a small portfolio in the UK. I have just moved to Oz and I am looking to learn about the differences in property investing here as opposed to the Uk before I embark any further. It’s mostly the same of course, just differences in planning, tax implications etc.
I read this post with interest as I am interested in the concept of Granny Flats but have no idea of cost. Can anyone give me a ballpark figure for a 1 and 2 bedroom kit?

Cost is around $100K-120K for a good looking one fully installed.
There are a few cheaper but they look like sheds.
This varies of course due to what council it’s in. Some charge ridiculous S94 fees.
Not a bad outlay considering you can get upwards of $300 a week rent (depending on area).

Thanks Catalyst, that’s very useful. I had to Google S94 fees and most info seemed to relate to NSW. Are these charges levied throughout Australia and in particular in Queensland?
