    It’s almost June!!!
This year has gone super quick, we all had goals at the start of the year, how has every one progressed so far?

I have reached most of my goals so far “etc” buying a property way under market value + positive cash flow, ppor has enough in the offset that it’s technical paid off.

In the next four weeks my most important goal will be completed maybe started lol depending how you look at it…

Know why not share some of your achievements???

Jp, which suburb did you buy in to get a positive cash flow IP in Melbourne?

My achievement was completing my reno on the Ip. Icing on the cake was on the weekend when next door to my Ip sold for $722K. Same house as mine except it has a pool. Mines a lot more modern.

I’m halfway through doing my first renovation. It’s taking a lot, a lot, longer than expected :-) But that’s ok, it’s all good experience.

I have purchased most of what I need I just need to install most of it. I’ll be putting in a kitchen in a few weeks. That will be the first big thing finished so I’ll post some before and after pics once I’ve done that.

    Hi tommy
Well done on your achievements so far.

Renovating is fun but can take up allot of time like you said. Once you finish renovating what will you be doing with the property ?

Renovation is a funny thing. During the renovation you find yourself cursing at the world and asking what you have gotten into. Promising yourself never again. Once it’s all done you get withdrawals and start looking for the next one!

My business partner from the forum here have now pre-sold 20 of the 24 units in our next joint development and moving straight onto the next sure so very excited,

We have also just closed our 3rd Unit Trust which was so over subscribed it wasn’t funny.

All of this in 5 and a bit months.

Looking at kicking some further goals before I head off to Europe for my annual trip.

    Cheers

    Yours in Finance

I like threads like this, i find they help keep people motivated.

Myself, well i haven’t got any further on my IP apart from finally paying extra off the IP again. But as of last month we are almost entirely free of “bad” debt. Credit cards officially gone, thats been a pain in my side for a while now, eating up extra funds when work is quiet. Just have the car which is basically on a lease and to start paying extra money into the offset account to save some interest while i search for my next IP and go see our financial adviser about SMSF and further plans of attack.

You should be heading there for Summer :-) – but then again, you get enough sunshine up your way so probably don’t need the vitamin D as much as us down south.

    Cheers

Last week our third investment property went unconditional, a massive achievement for us. After countless hours researching we found a cracker of a property. The house lies 1km from the ‘to be’ largest hospital precinct in the southern hemisphere and 1km from a patrolled beach. Another renovator which I’m jumping out of my skin to tackle, despite being completely over renovating after finishing the previous property!

2014 has been the year of property education, further building an ‘A’ team and defining our strategy.

Its also the year that I first stated in words ‘I will own a portfolio of 10 properties by the time I reach 40’.

I’m currently 33. I reckon I just might be selling myself short :)
