    I wouldn’t go further than Altona. Too much traffic and demographic changes quite rapidly. Perhaps laverton as a wild card.

    To help you out, you could also check out some of the demographic info and comparative house prices of those western suburbs. You could use free research from the resdex website and the sqm website.

    You need to be vary wary of vacancy rates in the Werribee / Tarneit / Hoppers Crossing areas.  There is plenty of property available for rent and sitting empty.
