    Best $10 i've spent in ages. JacM, Did you ever get sick of traveling back and forwards to Geelong. From your place i would estimate at least a 50 min drive. I'm thinking of purchasing a couple of run down IP's in Geelong but when you do most of the work yourself the travel time kills you.

    Hi Joe

    If you drive back and forth to a town every weekend for 6 months or so, unless you nail yourself a smash-it-out-of-the-ballpark deal, then the petrol money and your time isn't worth it.  Even if I never strata-titled that particular property, it has been well worth my time.  The stata-titling will be a monstrous lump of icing on the cake.

    I'll have to grab that one too.  

    I have an article in that one on the new Brisbane City Plan in the around the country section.  Can someone who has already have a look for me please. 

    I used to buy API religiously every month and did for many many years, I stopped when I bought my first tablet several years back.  I believe they are going to release an electronic version and so will go back again.

    I saw the photo in the draft and that put me off buying the mag on principle.

    That was my pic by the way and not Jac's.

    I had 2 people ring me this afternoon and ask me how do you do what you do and how can i get on board.

    As Jac mentioned you do it by knowing the area inside out and if that means driving around for suburb hour after hour.

    You get to a stage where you can memorise each and every house in the street and can relate them from the local coffee shop.

    Like anything you don't learn this overnight but buddy with a mentor or look at the services of a Buyers Agent who specialises in such reno products.

    Heh Joe maybe i should put her in touch with my wife.

    It is my birthday tomorrow and i am concerned my wife has bought up all available supplies of dark hair tint from the local store.

    I tell her going grey is distinquished but for some reason she doesn't agree.

    I know what you mean Richard, my wife has not really put on weight for 20 years and she asks me every day what happened to my figure. I just tell her that like investments i keep growing in value.

    I would endorse what Richard is saying.  Knowing the area means you can identify a bargain when you see it.
