    Hi,

    I've been reading the forum for some time now and thanks all of the contributors for sharing their knowledge.

    I'm looking to make my 1st IP purchase and considering a house on min 600m2 in Flora Hills Bendigo. I will be purchasing with  SMSF with a view to building a 2nd dwelling on the block in the medium term. If anyone has some local knowledge of the area, if would be great to hear your thoughts on this part of Bendigo. In terms of land size for a future 2nd dwelling, any info would be appreciated.

    Hi,
    Im from Bendigo lived here for approx. 38 years. I have invested in Bendigo for the past 20 years. Flora Hill is a great area and I wish you all the best. If you have any questions please ask. Which street? Its close to University, pool shopping centre, and good schools.

    Thanks Martin, at this stage I havent found a specific property but will be visiting Bendigo in the coming weeks. Are there any pockets of Flora Hill that would not recommend or any pockets that you prefer over others.

    The area around La Trobe Uni (Im assuming all of Flora Hill) has been identified as a core development area, as I'd like to have the option of placing another dewlling on the property in the future, my  initial criteria is 3br, min 600m2 land, good access and consideration to existing trees. Does this intial criteria make sense or would you take a different approach?

    Hi Adam,

                    In every area there can be some areas to avoid. Flora Hill is considered a good area but like I  said there can be some bad areas.  I'm sure you can think of some of those in your town. I've recently bought in Bendigo and looking at subdividing a block of just over 600sqm. This will be my 2nd subdivision if I can get it approved.  For me your approach makes sense but upon saying that I need to know where the property is. Be aware though any property that is subdivided and is under 300sqm will require a plan of the property to be built put in with the application for approval by council. I'm only to happy to show you around and show you what i'm doing.
