    Hi,

    I know the topic of Townhouse Construction Costs has been discussed previously and generally it seems the cost to build is circa $1,500/m2 for a 2 storey townhouse.  When the sqm rate is used – does this relate to the footprint of the structure only or to the combined floor space of both ground floor and 1st floor??  Thanks in advance.

    Per sqm of floor space. 100sqm downstairs, 50sqm upstairs = 150sqm x $1500.

    Also remember this is merely construction costs and wont cover Council contributions etc

    For a 3 bedroom Townhouse 100 Sq M 2 internally would be a reasonable size.

    You will also need to allow for site costs, preliminaries, demolition, clearing site, landscaping, driveways, mailboxes etc.
