    I'm definitely a landlord that does xmas gifts.  Interested to see gift ideas other people have (for tenants).  The more thoughtful or unusual the better!

    Last year I did a package of their favourite beverage, some chocolates, and a ticket to go on a scenic 40min cruise.  I gave this to each tenant in a unit block and it worked out a bit like their own personal xmas party.

    All ideas welcome on this thread !

    A bunnings voucher – hopefully it will be spent sprucing up the property :-)

    Movie tickets are an obvious choice.

    See I like to give pressies to my property managers and agents………

    Target last year had some good small sized hampers.

    I've bought those flower arrangements that come in boxes before too.

    Same – particularly at the start of the tenancy. We self manage and find that a bottle of bubbly and a box of chocolates builds some great rapport early on.

    Giving out presents to tenants is a good idea but you wouldn’t want to become mates. Makes it harder if things go pear shape later on.

    The lease for one my tenants runs out in December. Their present will be a rent increase :)

    Oh Jac is far too generous in my opinion.

    I am with Tom and Terry (Not Jerry) might extend their lease by another 6 months without a rent increase if they are well behaved.

    Of course my wife would give them 3 months free rent but that's why i look after the properties.

    4 last year.  It'll be 8 this year.  I think about $30-$40 per tenant is appropriate.  The total cost to me this year will be less than 2 weeks rent for the lowest-cost dwelling I rent out.  A nice gesture that builds goodwill and long tenancies.  When considered in the context that my tenants last year literally helped with with a reno (I had zero tradie skills at the time, and they enjoyed getting involved and making friends with their neighbours) it would have been rude and taking the mickey not to give xmas gifts.

    Ah Sir Richard you see I think differently.  I am a numbers person.  I won't be forfeiting the rent increase and calling that a xmas gift.  A $10 rent rise equates to about $7500k more loan serviceability ($10*52/0.07).  Spanned across 8 tenanancies that's about $60k more cashola I can borrow, just by doing the annual rent increase.  I'm not in the business of giving xmas gifts worth $7500 to tenants….

    I did give my tenants a carton of beer and a bottle of bubbly as a gift.  They have been great doing odd jobs at no price.

    Can this be tax deductible (Terryw), they probably saved me $500 in costs.

    You will have to substantiate why it owuld be deductible. Possibly it could relate to expenses incurred in producing an assessible income.

    I hear she even gives back rubs on Wednesdays to each tenant and cooks them a meal on fridays.
