    I'm new but would like to try to subdivide to build townhouses/units.

    Is there anyone who has experience in this and can share your experience such as the procedure and legal issues.

    First speak to Council and ask what the zoning is to see if you can subdivide.

    Then get a feature survey done and contact a private town planner to organise what can be done.  Here is WA it would cost about $30k to subdivide including all fees and approvals etc.

    I am in Melbourne and am not sure if the overall costs will be as much or even more.

    Does you take long to get the quantity surveyor and planner to do the job?

    What happens thereafter? Do we need an architect?

    You need a land surveyor for a subdivision plan.  You may or may not use a qunatity surveyor to estimate the quantities of building materials you need when your building plans have been drawn up
