    Hi All,

    I am a new owner of 1 of 4 villas that are separately titled. Mine has guttering that has rusted and I am wondering if this is a Body Corp cost or a pirvate cost to  either fix or replace.

    There have been individual modifications done by owners to all units and some without approval, I am not sure if mine fits that catagory, if so would this negate the Body Corp coverage in any such areas.

    As the subject line suggests we are self managed.  Is there a web site that has the regulations of a self managed body corp so that in future I can refer to.

    Hi Lilly,
    We had the same sort of issue at our complex, well we wanted the gutters cleaned.
    We were told by thew body corporate that this is a owner expense and not a body corporate expense.
    On further investigation we found that if the townhouse has a shared downpipe (2 townhouses feeding into one downpipe for example) then is was the body corporates responsibility, if the townhouse had it's own downpipes, with no other townhouse dependant on the downpipe then it was the owners responsibility.
