    Currently renting in Melb at same address for 3 yrs@$240 p/wk. L/lord needs to sell to finance his purchase of a new,larger family home for himself. He was hoping to retain even a part ownership, (with me), but did his sums & not viable as he’s paying interest on the deposit loan & is 6 days into a 60 day s/ment.
    He suggessted we find an investor to get a start in R/Estate. He’dlove to sell to us, no advertising costs etc!
    I’m self-empl’d with 2 prim. schl age boys. My wife is newlyself-empl’d in a p/ship, working from home.
    Owner of this hse is a r/estate director of a local, growing firm. He’s assured me he can assist in my goal to increase my bus. t/over thru his leads. I’ve worked on property improvements, (inc. prep & presentation for sale), for 10 yrs.
    He’s asking, give or take $420,000. I may be able to interest my brother to invest in 50%. I need to present this effectively, illustrating the benefits. so, my goal is to source an investor AND secure finance for the other 50%.
    The investor wld receive a 2-3 yr plan, whereby the property is significantly improved at my cost, time, utilising myskills, experience & contacts.
    At the end of the agreed term the investor can sell his 50%, enjoyingthe benefit of increased value, due to the completion of enhancements by me.
    My goal is to be in aposition to afford the purchase from the investor as I will realize the increased income, (due to the r/estate agent’s support), and my wife’s business wld be, by then experiencing valuable income.

    What I need is to present this proposal clearly, accurately, illustrating a financial gain to an investor and secure finance for the balance.
    We live here, the st.is an excellent rapdly improving st. in a developing Melb. Bayside suburb. We don’t want to go to another rental pay up to $400p/wk for an equivalent hse in area, when the finance for 50% is affordable to us now AND I have the skills & resources to complete the improvements.
    We offered paying the interest on his deposit loan to relieve him of his immediate pressure and to allow more time to seek an investor. He’s coming back to us Monday.
