    G’day all!

    I dunno if anyone is finding the same in other areas – though the demand for rentals in beldon/heathridge (Northern suburbs WA) seems unbelievable at the moment!

    I’m just finishing up renovating one of my IPs and have been looking for a place to rent – though rentals are going out as soon as they get listed!

    I went to a private rental which had a home open on Sunday, the house was suitable so I put an application in. Later that day I heard from the owner – they had had over 80 people through and 24 written applications had been submitted! This was all within a 2 hr period!!!

    Later that night I was told I had been short listed to 1 out of 3. I just found out I was unsuccessful as one of the short listed wanted to rent the property for a 2.5yr period!

    Anyway, I thought I would post this up to see if people are finding a strong rental demand in other areas?

    also, if anyone has a rental in beldon/heathridge/craigie – drop us a line!:)

    Hi Terry,

    People should be increasing their rents at the moment. The Perth rental market is firming but landlords do need to take a proactive position as most PMs are happy to let the status quo remain.

    Wayne, how much are they asking for rent in that area?.
    I’m with Terry – seems like the rent should be well and truly increased.
    Wish I had the same problem with one of my rental properties. It only just got tenanted yesterday after a few months of waiting.

    It could also indicate that rents are affordable. An increase may see this drop off quickly. Current demand may also indicate lack of affordability to purchase a property or inability to obtain finance.

    Hi guys,

    sorry for the delay in reply… just got to work after my radiator blew up half way down the freeway! anyway…after waiting 1hr for RAC and spending $360 on a new radiator i’m back![cigar]

    The house was a standard 3×2 for $195 a week. The house was painted all different colours – including apple green for the main bedroom! Overall it was quite small and nothing special – though saying that it was opposite a park and had a small spa out the back.

    They also had 2 large sheds out the back which you could rent for an extra $5 a week each!

    I think the success of creating so much interest was from having the home open on sunday, as in perth most of the agents only allow inspections between 9-5 during the week and up to 12pm on a sat morning…. which isn’t suitable for people that work fulltime.

    Yes, I agree with you derek – i think the rents are too low in Perth and I feel landlords should be increasing accordingly.

    Over a 4 month period I managed to increase one of my IPs from $165 p/w to $195 a week. With the previous tentant I issued a $10 increase due to market conditions etc – then after she vacated (just before xmas) I installed air con and increased it to $195 a week. Within a 4 day vacant period I now have a tenant paying the $195:)

    Are there many perth landlords on this forum?
