    Hi Folks,

    I was offered a new fully furnished 3BRM apartment for students near the Uni.recently.(64 aparts. alltogether in the 2 storey building)
    Price $265,000.-, Rent $405.-/wk, BC (incl. SF) $37.-/wk, Rates $1,200.-/pa., Man.Fee 7.5%, Depreciation $13,000.- in 1st year.

    Applying 11s: $405.-/2 x 1000= $202,500.-
    Not a good offer right? (still learning…)[^]
    Any comments?

    (Dam hard to find a +cf. prop. and don’t have time to find one)

    hey, where is the place, $400 per week seems too high. I own a few student houses and the rental is like only $300 the best.

    I agree $400.00 seems abit high have you seen the lease papers. Where do you find housing for cashflow just alitte advice would be nice.[;)]

    How can student’s aford that type of money I’ll have to up my kids rent

    Thanks for the comments guys.
    Working from 8.30 till 17.30 I only have time on week ends. Browse the net every night but couldn’t find anything special.

    $405.- divided by 3 students (3BRM) makes $135.- per head. Probably for overseas students?
