    Hi all, my first post.

    Built a house and rented straight away. Been rented for 3 years now. Never ending problems. I have multiple properties, I’ve been in this game for over a decade, so I don’t think my concerns are unwarranted.

    My main concerns are the structural movements. Big crack across ceiling in hall way. Front room has cracks down each corner.

    Just been sent a picture from tenant of a bottom roof capping tile separating an inch or so from the one above!

    To me this is a trend of structural movement beyond normal.

    My current thinking is to get a structural engineer to assess. Might be worth while flogging off earlier rather than later.

    I’m open to any ideas and or recommended engineers.

    I’m in northern suburbs Melbourne, South morang.

    Any help is much appreciated.

    Wouldn’t this fall under new home warranty?

    And yes, I’m with Patrick – isn’t a new home warranty valid up to 6 years?
