    I have a investment property (duplex) that is 20% in my name and 80% in my fathers name who is close to retiring.  It is worth about $360 with a mortgage of $282 and returning about $360 a week.  It has excellent tenants (not been late for even one payment) for the last 7 years return as had very little cost associated with it.  Should I sell due to low return and clean up the ownership problems or should I start a self managed super fund and sell to the trust….help would be much appreciated.

    He there, you will not be able to sell it to your SMSF.  Sales between a SMSF and its related parties is not permitted.
