    Hi, I am setting up a new business, unique, with no competition in Australia or overseas. It needs to be based on a rural property, minimum of 5 acres, with 2 residences on it. I have a Letter Of Intent to use my service, from the industry expert. I have inspected several properties, and narrowed my choice down to a shortlist of 4 most suitable, in the Gloucester, Shoalhaven and Bega, NSW areas.

    I have some capital, not a lot, however I cannot get a loan. I could do a creative deal with the vendors, asking say for them to rent to me instead of selling outright, plus first option to buy. However, I prefer an investor to buy it, with my business signing a long lease, and then selling to me eventually. My business mentor is a councillor on the local council. My background in business, education, training, hobbies and skills makes me uniquely suited to make this business a success. I will be improving the property, to suit the business. Certainly it would be well cared for.

    I need a property investor/business angel. If the business fails for any reason, the investor will not have lost their investment, as they will still own the property. I am not asking for funds to operate the business, just for the property. I will be setting up multiple income streams there, so if the prime business fails, all may not be lost.

    Any takers for a rural property with an excellent long term tenant?

    You might look at engaging a tenant representative who works in these areas. Not a mainstream role but they they do specialise in this line of work. (Usually find them doing commercial/industrial or retail lease negotiations).
