    Hi,

    I'm looking to replace existing laminate benchtops in an untenanted IP. It is a "U" shaped kitchen.  Does anyone know a rough price guide for supply/install in QLD? Looking to install laminate not stone or solid gold benchtops. Rough dimensions (from looking at the pics) are:

    1) Hotplate section – 1.8 x 600

    2) Sink section – 2.4 x 600

    3) Breakfast Bar section – 2.4 x 900

    Hi,

    I would estimate around $2500 perhaps a touch more (plus installation).

    Be aware that when the top is replaced there will be extra costs to:

    • disconnect/reconnect the plumbing (two visits by a plumber)
    • disconnect/reconnect the cook-top (two visits by an electrician)
    • Replacement or repair the tiled splash-back if it is damaged when the top is removed.

    Replacing the splash-back and handles would make a huge difference to this kitchen, so perhaps consider these things too.

    $1800 for supply and installation. If your organised have the trades all come same day as this will save you money. Unfortunately i am based in Melbourne so can’t help you.

    Thanks Jane,

    We will be replacing the cooktop & sink so no extra trades costs there. I've already bought same satin chrome handles to update the cabinets.I hadn't planned on replacing the splashback. Do you think it needs it?  I kinda like it…

    Personally I wouldn't bother spending (say $2,000) on it. It looks OK.

    Wait 5 years and get a new one. It's not like it's a good quality kitchen (no offense).

    I agree with catalyst. The current bench looks ok so wait a bit and then replace the entire kitchen.  The last 2 kitchens i have replaced for clients were nearly brand new. Stone bench tops and 2pac doors, wouldn't have been more than 6 years old. Some people just have too much money.

    Agree with Catalyst – the existing benchtop looks fine and does the trick. I can't see you getting any more rent for a flashier benchtop. It might add a little value but I wouldn't bother with it personally.

    Thanks for all of the responses. I should add, the first pic was taken before the last tenant washed motorbike parts with steelwool & some kind of bleaching agent on the benchtops :( hence the requirement for new benchtops. He was evicted but insurance wouldn't cover the damage (an even longer story).

    Hi Jambv, sorry to hear about the motorcycle incident.  Have you considered White Knight laminex and tile paint? It's not ideal, but the result is apparently pretty good if you scratch the surface up with steel wool and then paint it.  There is some discussion and pictures here; http://www.renovateforum.com/f200/quick-fix-kitchen-benchtops-76532/

    That looks great Jacqui.

    If it were me I'd do that with the view to replacing the kitchen down the track, rather than spend $1,000's and still have an old kitchen.

    We had one kitchen we didn't want to replace yet. We painted the doors and put new handles. Cheap and we hope it will give us another 5 years (it's already been 2 and still looks good).

    Surely cash only would be no good to you because you wouldn't be able to use the costs against your tax at the end of the year.  I've assumed that cash means no receipt too?  I think the kitchen looks fine too.  I'd like to see what difference the upgrades make if you would be kind enough to post the after pictures too.  I'm new to this so it would be a good education for me to see the effects.
