The Eleven Second Solution is a filtering tool that allows you to quickly scan a range of properties to determine which ones are likely to return a positive cashflow outcome.
For example, if you were to find a property that rented for $200 per week then the Eleven Second Solution would mean that the most you'd expect to pay for it and still receive a positive cashflow return is $100,000 [($200/2)=$100 * 1,000 = $100,000]
Of course this is only a guide and it is very possible that properties falling on either side of the Eleven Second Solution line may in fact deliver an outcome other than what is expected.
In particular, properties that fall outside the rule may be turned into positive cashlow by using a creative investment strategy.
