holy cow this forum is outta controll!

people are going completely crazy!
ive spent literally days on the net, phone newspaper etc and im finding at least 2 properties a day( at first glance that is-pending more investigation)
im finding it a bit slack of dudes asking excatly where to find stuff, geez, im working and im doing it.
Ive sacrificed my weekends and nightlife but it will only be for the duration of getting started.
There are some fantastic people on this site tho, that have a wealth of information, i personally like it when they are slightly cryptic as it makes it a lot more fun, almost like detective work..
umm okay i think ive established the fact im a complete computer ,shut in geek.
oh well

ill be there for the leather bash tho......

Avoiding LMI

If your running tight on getting 80 LVR some institutions will allow you to go to 85 LVR and some even 90 LVR without taking out LMI. You have to service up pretty well, a clear CRA and agree to reduce the LVR to 80 in a shorter period (usually 5 years).

How much pushing would you do to try to get a RE agent to come around to LO's (or even wraps)?

Been shooting multiple emails out to agents to look out for properties that match my purchase criteria that I want to LO and possibly for them to see if the tenant wants to enter into LO's/wraps.

Getting rather negative responses with some saying it is illegal (here in WA) and people here in WA don't and won't go for it and blah blah blah. What a downer.

Do I bother turning these agents around to get on my side or just move on to the next to hope they come around to my thinking?

On a related matter, where do people typically advertise to start your client base, thus negating the need to use those sales prevention officers? Reading the West Oz I have not seen the typical adds placed for LO's and wraps, or am I blind or do people use the local community rags and not the West Oz to target their markets.

Hi,

I wanted to know whether it is worth putting in fancy light fixtures, timber venetians, netural carpets and paints.

Does it really affect the price a lot? Is it better to have the property vacant or occupied ...ie furniture or not? tenants etc.

Has anyone sold properties themselves (ie private sales)??

Any advise would be helpful.

Central Auckland Apartments for sale

Hi Guys
While driving home from Taupo I was listening to a program on the radio in which I presume was a developer trying to sell 1 bedroom apartments in central Auckland.

The offer was $1000 deposit and $99000 loan. For this you obtained a 1 bedroom apartment in Hobson Street which is in central Auckland. About $2000 for corporate fees and freehold. No mention of rents but I think they are in the range of $210-$325 per week.
These rents fit the 11 sec solution quite well I think.

One caller asked about repayments and she was told about $150 per week for a 20 yr period. She sounded quite impressed.

There were only 3 apartments available. They also had 2 bedroom apartments available for $165000. The rents range from $270- $400 per week.

The guy predicted that within 6 months there would not be any 2 bedroom apartments under $200000 in Auckland Central.
