 <title>Let&#039;s have &#039;conversations&#039; that add value</title>

 <description>&lt;p&gt;Hi,&lt;/p&gt;
&lt;p&gt;Despite this being the opinionated forum, I can&#039;t see the purpose behind contributions that don&#039;t add much value.&lt;/p&gt;
&lt;p&gt;For example, I have just deleted some posts that I consider use hurtful language.&lt;/p&gt;
&lt;p&gt;I think a good rule to live by is:  Only post if you have encouraging things to add.  If not, say it, but don&#039;t type it in or post it.&lt;/p&gt;
&lt;p&gt;Also, while I have mixed feelings about some forum members from time to time, I try hard to remember that a rainbow needs more than one colour, that varied opinions are very useful, and that it is better to say something nice than it is to make someone feel hurt.&lt;/p&gt;
&lt;p&gt;Come on.  Everyone - let&#039;s try harder to leave a footprint on the forum that people admire us for.&lt;/p&gt;

 <title>does anyone know cheap financial advisors in melb</title>

 <description>&lt;p&gt;&lt;font size=&quot;1&quot;&gt;hey everone out there, my wife(sara) and i (kev) are new to all this so im am still very unsure on how to go about it, i have read book after book from anita bell to donald trump and never got the info i wanted until i started reading steves book.&lt;br /&gt;i  wont say to much as i could write pages on my life plans with property we havnt starting investing as yet as i have a 19 month old daughter and 4 month old son and sara is not back at work yet we do have a motgage on a 2 bedroom unit which we bought 14 months ago we have had an amazing offer to move back to my parents and rent our unit out to get the money to buy a bigger house and get my portfolio of the ground, as my parents know how serious i am about property investing i would love to quit my job in the next 10 - 15 years and live of the property, the funny thing is i tell all my friends and they just laugh at me and say its impossible and i started to think the same and put my plans on the back burner until i read steves book (and im only halfway through the 1st one) and that has given me the motovation i need to get back into  it and believe i can do it.&lt;br /&gt;I dont have a high paying job but i do believe i can still do this and have a good life and make a good life for my wife and kids. my wife will be going back to work a couple of days a week when we make the move to help with the money but i would really love to sit with a financial advisor or a mentor or a property investor to help guide us on the right track to property investment and get it right the first time so if there is someone you know or even yourself who is willing to help we dont have much money at the moment but i am desprate to get this help as the longer i leave it the longer it will take for  me to get out of the 9-5 working life and spend a bit more time with my wife and kids thankyou very much for your time we are in the eastern suburbs of melb please help if you can.&lt;/p&gt;

 <title>My Rate Home LOans </title>

 <description>&lt;p&gt;Have been a customer for 2 years and just discovered that my variable rate offered is not teh same as variable rate advertised.&lt;/p&gt;
&lt;p&gt;Response from My Rate is that the money financed 2 years ago is more expensive than todays money.  The variabel rate I tool out 2 years ago was 6.7% is now 8.69%.  The variable rate that they advertise to new customers ( same type of loan ) is 8.53%.&lt;/p&gt;

 <description>&lt;p&gt;Well i had the misfortune of meeting this poor excuse for a mortgage broker this week, i feel i need to tell you guys all about this. My wife took a phone call from a lady who could hardly speak englist a couple of weeks ago and very pushy, she keep on saying no thank you but the lady on the other end of the phone would not give up. Inthe end my wife agread to have some one come round and show us how we could reduce our mortgage.&lt;/p&gt;
&lt;p&gt;So Tuesday night was the night. The lady turned up late for a start and very untidy to say the least, if this was first impression&amp;#39;s then we had hit rock bottom already.&lt;/p&gt;
&lt;p&gt;So she starting to show us how we could put all our money into to the new facilty, they call it an all in one account but its a line of credit!! I know all about line&amp;#39;s of credit, i know how they work, quite simple.&lt;/p&gt;
&lt;p&gt;The thing gets me though these guys are selling 1 yes 1 product and this is a mortgage broker!! They are selling the Citi bank mortgage power because its the best product on the market.&lt;/p&gt;
&lt;p&gt;Well the thing which nearly made me hit the roof was there charge!! $4500 yes $4500 grand, my god it took her 30 mins to show then wanted to take $4500 off me.&lt;/p&gt;
&lt;p&gt;Surley this is illelgal!!! One product does that count as broking?&lt;/p&gt;

 <title>An Idea to Help Make Homes More Affordable for Home Owners</title>

 <description>&lt;p&gt;Thinking through the idea of how to make housing more affordable to home owners (not investors), I came up with this - now don&amp;#39;t get me wrong, I&amp;#39;m not going to campaign to the govt about this, but I wonder if this has ever been considered by the govt?&lt;/p&gt;
&lt;p&gt;It&amp;#39;s simply to make the interest you pay on your PPOR tax deductible, the catch being that any capital gain that was made from the PPOR was taxable, in the same way as it it for an investment property.  This means that rather than throwing thousands of dollars at people (eg the FHOG) to try and make housing more affordable, the govt can make home owner&amp;#39;s repayments more affodable by allowing the interest to be tax deducted - then if profit is made on the property at sale, they pay the normal rate of CGT (ie, with the 50% tax break after owning for 12 months).  That way, if you never sell, you don&amp;#39;t pay the tax!&lt;/p&gt;
