Tips for Investors-

Here’s a place for everyone to post tips for novice and experienced investors, either your own, or those you’ve read/heard of that may be of benefit :

Tip-
Consider the areas Long Term Growth potential, not just the short term and check to see if there are any planned infrastructure developments for the area.

Tip-
Rental income is a *key* factor, your property should be within easy distance of transport, schools and shops, to attract the highest number of tenants.

Tip-
Consider the’ land content’ and the potential to subdivide at a later stage, remember buildings depreciate-land appreciates.

Tip-
Look at display homes for current colours and ideas, most also now feature water-wise gardens.

Tip-
Buying a house with a ‘host’ of extras could save you thousands later on, consider items such as air-conditioning, heating, reticulation, patios, window dressings and recently replaced items.

Tip-
View the property at different times of the day to get a *feel* for the area, check out the neighbourhood, possible traffic problems and weekend activity.

Hi people

I'm looking at building a new investment property. I know the depreciation value among other things should be an advantage, but I'm interested to know is there any disadvantages in doing so? ie. certain things can't be claimed straight away.

Property advertisement shows block significantly larger than actual

A property advert on realestate.com includes a diagram of the layout of a block with the position of the house on it and a few feautures, pergola paving etc.. all prett ynormal.

The block has a laneway down one side which finishes in line with the rear boundary, ie : a dead end. On the diagram this laneway is included and there is no notation or dotted line indicating it is not part of the block thats for sale. Giving the impression it is a large block. I know that the lane is not part of the title.

The block is actually 700m2, with the lane included as in the diagram it would be about 950m2.

The written part of the advert describes the block as 700m2, which is correct.

There is absolutely no inidication the lane is not part of the sale and it is not obvious during a physical inspection of the site. It is not clearly distinguishable from the block itself, due to poor fencing and vegetation.

I dont have any other documentation from the agent yet.

Whether it be through error or deliberate action it is clearly false advertising.

My question is:

Assuming the error is not picked up by the agent before the auction...

What would happen if the property was sold to an unsuspecting buyer who thought, as per the diagram, they were getting the whole block?
What would happen if, just prior to the auction I was to inform the auctioneer of the issue? Would he be obliged to inform the crowd? Cancel the auction?

Anyone seen anything like this before?

Evaluating Deals with Equity Gain

I use Cash on Cash return as outlined by Steve to evaluate deals with potential and I include instant equity gain. For example below is a deal from another Country that I recently looked at and came up with the following return...

Annual net cash flow     $8,459
Instant equity              $40,000
Total annual gain         $48,459
Net cash needed          $59,026
Cash on Cash Return    82.10% (Total annual gain/Net cash needed)

The reason I evaluate like this is it allows me to compare with another deal that may have instant capital gain or even a capital loss. The issue though is that the instant capital gain cannot be realised until I redraw at least 6 months later, and when I do I will pay interest which will intern put up the repayments unless otherwise put into an offset account. If the instant capital gains were not taken into account when evaluating the deal the Cash on Cash Return would be 14.33%.

Should capital gains be taken into account when evaluating this deal?

What are others opinions?

Wondering, for people in Sydney mainly, what the issues are with areas such as Lethbridge Park, Willmot, Shalvey etc. I know they are out west and have some crime, but overall what is the feel for investing in the area.
