Consider the’ land content’ and the potential to subdivide at a later stage, remember buildings depreciate-land appreciates.&lt;/p&gt;

Look at display homes for current colours and ideas, most also now feature water-wise gardens.&lt;/p&gt;

Buying a house with a ‘host’ of extras could save you thousands later on, consider items such as air-conditioning, heating, reticulation, patios, window dressings and recently replaced items.&lt;/p&gt;

 <title>Thoughts on Canberra</title>

 <description>&lt;p&gt;Hi,&lt;br /&gt;Ive bought 2 IPs in the past currently worth about 220k combined. Im looking at buying a PPOR in canberra (belconnen side), 4 bedrooms - and renting out the other 3 bedrooms to my uni mates. Thoughts on doing this now? Or should I hold off for another 6 months or so?
