Tips for Investors-

Here’s a place for everyone to post tips for novice and experienced investors, either your own, or those you’ve read/heard of that may be of benefit :

Tip-
Consider the areas Long Term Growth potential, not just the short term and check to see if there are any planned infrastructure developments for the area.

Tip-
Rental income is a *key* factor, your property should be within easy distance of transport, schools and shops, to attract the highest number of tenants.

Tip-
Consider the’ land content’ and the potential to subdivide at a later stage, remember buildings depreciate-land appreciates.

Tip-
Look at display homes for current colours and ideas, most also now feature water-wise gardens.

Tip-
Buying a house with a ‘host’ of extras could save you thousands later on, consider items such as air-conditioning, heating, reticulation, patios, window dressings and recently replaced items.

Tip-
View the property at different times of the day to get a *feel* for the area, check out the neighbourhood, possible traffic problems and weekend activity.

Hi,
Ive bought 2 IPs in the past currently worth about 220k combined. Im looking at buying a PPOR in canberra (belconnen side), 4 bedrooms - and renting out the other 3 bedrooms to my uni mates. Thoughts on doing this now? Or should I hold off for another 6 months or so? Im not sure how the current economic conditions will affect the house prices in Canberra as it has a very strong rental demand.

I read somewhere a while ago that when things turn to custard in the property market, the CBD is the most resilient to down turns and market crashes.

Is there some truth in this?

Do the prefab housesl sell as well as a normal house ?

Anyone have any idea how the prefab houses sell as compared to an ordinary house and what type of ordinary house sells best if any ?

Visited a few areas lately that investors have obviously bought up in , chucked on prefabs and up goes the sign .

Don't know why all reports I've come across use median as the measurement. Anyone know a website that provides that info in averages?

I know you can buy a report from homepriceguide with details of every single sale but then you have to compute it yourself anyway...
