Has anyone had experience with buying off the plan where you don't have to settle for 2 years and also the developers promise a return in the first 12 months. i.e.

Vendor supply deposit

Hi All,

How exactly does a vendor deposit work?
ie. I have a house which can get a bank val of 300k.
I want to sell it to someone for 270k and supply them the 10% or 30k deposit.
Is the COS 300k or 270k? How does the bank view this?

G'day guys,

Would anybody know if it is possible to transfer loans to an American or Japanese bank as their rates are so much lower than ours, I know there would be currency fluctuations but I'm guessing the difference in rates would make up for it.

1. Can't sell PPOR

We can't sell our PPOR in the current market so we thought of renting it out instead. Its a 4 bedroom that is only 12 months old, so we thought that the depreciation would be good and it would rent well ie. about $420 to $450 / week looks to be the median return for houses like this.

True No-Money-Down investment property

We need to get our cash back out to renovate the next house, so we are selling it under retail. (retail is 250k, we will let it go for 226k) I am prepared to vendor finance 10% deposit, you get the rest from your lender.

Selling and buying a property on the same day

Not sure if this is the correct forum to post this info.

Recently I bought a property and a few days later sold a property. This was purely coincidental.

As it turned out both contracts were dated the same date. When I applied for finance the bank manager said I could just transfer the loan from one house to the other.
