I have recently acquired a 3 bedroom Californian bungalow in inner Melbourne which I plan to rent out for the long term. It's in good overall condition however probably needs some modernisation of kitchen and bathroom. But what I'm really concerned about is the heating situation.

Adding solar panels to own property

Hello there property gurus,

Myself and my wife are currently renovating our own home and have done most of the interior and would like to get advise on going green or at least reducing our "carbon footprint" by adding a 2kw solar system to our house. I am wondering if this addition is likely to add value to the property or is it a waste of time from a value adding perspective? Any advise, opinion or experience will be appreciated.

GST Charged on reno's

Hi Guys

Was hoping someone could shed a little light on a stratergy I am using. I am leap froging from property to property adding value as I go and then on selling the propertys. This was all fine until I went to an accountant to make sure I was all on track as far as tax goes. A believed that you do not pay tax on the sale of your principle place of residence. The accountans was trying to explain to me that because this was my only sourse of income, it would be seen as a business and I would have to Pay income tax on any profit I made and not only that, I would also have to be registered for and charge GST on what I was doing as the value of the houses is more than 75,000. What is confusing me is the way the GST would be charged. The income tax makes sence to me, But how does the GST get charged. Is it 10% of the value of the house? or is it charged on my time in fixing up the property? If it were 10% of the value of the house, No one would be able to buy it off of me as the price would have to be so much to cover the GST. Do you see my problem? If any one could help it would be much appriciated.

Hi All,
I am living on a subdivided block with me in front and a family in the back. My carspace happen to be right in front of their house, about 7 meters from their entrance. We are thinking of building a carport for that space but they have strongly objected. They even went on to say that whatever we do in our backyard and they can see, they will have a say. What rights do they have? I just can't imagine how I have to ask for their "PERMiSSION" whenever we decide to do something on our land. It doesn't sound logical and I want to know what I can do about it. Thanks. Your help is much appreciated.

we have just heard the house next door is going to be for sale.
the house behind our investment prop is also on the market !
not ready to play developer yet but a bunch of land is a good start
