 <title>Exit Strategies and Thoughts about USA Properties..</title>

&lt;p&gt;  After numerous conversations with international and National  clients  the last few weeks, we are looking at viable exit strategies with the  USA  properties down the road. I am not sold on the 5 year return that a lot  of other  investors are speaking about.  I am also concerned about us turning  retail  areas into glorified rental markets. This is a big concern for me, as I  see some international clients thinking in 5 to 10 years they can sell  these deals that they are purchasing capturing appreciation. My first  concern is that Americans in general  do not move to rental areas. This  could change with the new nicer rental homes that we and other companies  are now dealing with. Again, this is purely speculation for down the  road. &lt;/p&gt;

If I were to buy and sell myself, sure the price  comes down.We have aligned with partners in different countries, which  opens the doors for for us to enter different markets. Those wholesalers  need to be paid. One group without mentioning names both the owner  and VP of operations have come here to visit us. That says a lot about  an  international team. For example, I am set to fly to London and then  possibly Perth and Adelaide in one trip. Again, for a company these  things cost money to do, along with having a staff and keeping the  lights on. For a larger investment team, there are costs associated with them being able top buy and sell multiple properties. &lt;/font&gt;We make our money by turning volume not just from one of our  deals.&lt;/font&gt;&lt;/p&gt;

&lt;p&gt;I waited most of 2011 for the for closer market to pick up steam again from the 2010 robo signing scandal.  I&amp;#39;m hoping this will be what opens up 2012 for more bank forclosers.  It was kinda odd that most of the properties i bought were from Fannie or Fredie last year.  lol, nah, it&amp;#39;s not odd :P  The gov jumped on the scandal and dumped there inventory of properties, while the banks got slowed up.&lt;/p&gt;
