The night begins with a comprehensive market update that pieces together national and state economic data from an investor's perspective in order to form an opinion on what's likely to happen to property prices over the next six months. The question I try to answer is: Is now the best time to be buying, selling or holding?

Armed with this information, investors can maximise their profits by applying the right strategy to the right market conditions.

In this round of Market Updates, we'll be looking at How to Make Offers & Negotiate Like An Investing Pro.

Many people struggle when it comes to making offers. Aside from the daunting aspect of signing a contract, the thought of doing battle with real estate agents can leave some people in a cold sweat.

Therefore, at this round of market updates our 'investor eduction topic' is the art of making offers and negotiating like an experienced investing veteran.

Trust me, after buying over 500 properties (and selling hundreds too), I've learned quite a few 'tricks of the trade' as well as first hand experience with what to avoid.

Among the topics I'll be talking about are:

  • How to avoid having deals stolen from under your nose while also maintaining wriggle room to pull out;

  • How to write, submit and negotiate effective offers;

  • How to negotiate price deals better than a Balinese street watch vendor (including how to negotiate thousands off the price using a highly effective 'Jedi Mind Trick');

  • The 'crtical issue' you simply must know that will dramatically increase the number of offers you make being accepted;

  • Why you should never, ever, ever make low ball offers;

  • How to get access to hot deals well before there even listed;

  • 'Auction Bastard' - discover how to beat the agent at their own auction games;

  • The secret 'extra clause' I add to all my offers that ensures I always get an answer back;

How effective are these techniques? Well, I used them recently to purchase a property for my sister at $250,000 less than what she was willing to pay, and at the end of the negotiations, the agent offered me a job with them as a buyer's advcocate.
