About Wraps

Mrs Y might still consider selling the property to Miss D on the basis of a $8,000 deposit and the balance, $142,000 being vendor financed and broken down into a series of repayments over an agreed period of time.


Why Would a Vendor be Interested in Wrapping?

Wrapping provides ongoing cashflow which can be used to fund financial independence.

In the case of Mrs Y, if she received a lump sum payout then she may place her profits in the bank earning 3% interest.

Alternatively, by 'financing' her profit rather than being paid out, Mrs Y could earn 9% (or more) interest which would amount to profit on profit, allowing her to maximise her return and speed up her wealth creation plans.

When done correctly, wrapping provides very attractive returns, 20%+, for a risk that can be easily mitigated by identifying and avoiding common pitfalls.
