Dear Fellow Property Investor,

No doubt you've been following the somewhat uncertain progress of the property market in recent times. Interest rates have bounced from their lows, property values have softened, and more recently there has been widespread concern about the skyrocketing price of oil.

Specifically, sophisticated investors are constantly evolving through four phases of property investing (analyse, buy, manage and sell) whereas speculators only know how to buy and are fooled into thinking that holding for the long term is a wise thing to do because you avoid paying tax. However, when (not if) if prices fall, losses will follow.

The market is not devoid of opportunity though. In fact, some of the best deals can be found in periods of uncertainty where buyers are either spooked or forced into selling. The name of the game is to build a sustainable position where you have ongoing access to three critical factors: 1. The time to look for deals; 2. The funds for deposits and 3. Sources of finance to fund purchases.
