If you're a property investor, then no doubt you've been following the somewhat uncertain progress of the property market in recent times.

With interest rates and petrol prices rising, costing us more and more with each increase, the funds people have available for purchasing property is decreasing. This is already causing home loan affordability to drop, making it hard for groups like first home buyers to buy a home, and spooking investors out of the market.

And with less people buying, you don't have to have a PhD in economics to know that supply and demand says this will cause prices to soften (which is what we're seeing in some parts of the market right now - particularly in the eastern states).

So it is reasonable to ask yourself "Is now really a good time for me to invest in property?".

But when I ask myself this question, the answer is a resounding "Yes!"

My business partner (Dave) and I have no plans to stop investing in property now. In fact, since 2004 we've been actively turning-over our underperforming properties, improving our asset position, freeing up cash reserves and preparing ourselves so that we're ready to snap up the great bargains the moment they're on the 'clearance' shelves.

Let me explain...

There's a reason why I write the words "Success comes from doing things differently" in almost all of my monthly newsletters.

It's because some of my greatest property successes have come from doing the opposite thing the market is doing. Like when the market was buying negative geared property, I bought positive cashflow property. When the market was buying city property, I bought in the country.


How does this apply to the current market?

Well, in short the property market is no longer a market for sellers - it's now a buyers market.

This means fewer investors are in the market, there's less competition for good deals, and far fewer instances of investors competing and trying to outbid one another, pushing up prices.

In fact, sellers are now competing for buyers to get their properties sold - meaning buyers have the luxury of being in a better negotiating position when it comes to negotiating price and terms.

Meanwhile, investors who have been spooked by news of a worsening property market on the horizon are selling, trying to offload deals now just in case things get worse. And property owners who are feeling the pinch of interest rate rises and higher oil prices have begun selling - sometimes at fire-sale prices in order to quickly attract buyers.

The market is increasingly becoming a buyers market.

So even though I see the potential down-side to the market, as someone who buys and invests in property for a living, I can't help but be encouraged by the increasing wealth of opportunities there are out there now that we're in a new phase of the market cycle.

However, this is not to say there aren't dangers in the market too - with the market tides changing, uneducated investors who don't understand how to profit from the current market could find themselves caught in dangerous rip-tide!


Beware the Dangers!

Just because there are good buying opportunities in the current market doesn't mean it's all good news for investors - some investors can expect to lose money in the current market.

Investors who are trying to apply outdated investment strategies to the current market (strategies which may have worked just a few years ago) are putting their finances in serious peril, and run the risk of making big losses.

An obvious example of this would be an uneducated investor trying to use a strategy which relies on growth (such as a negative gearing strategy) in a market which is stagnating or going down in value.
The investor would lose money week-to-week with the cashflow shortfall on their loan repayments, and could be waiting years to eventually make a capital gain from their property - that's if they can hold out that long.

It's going to be educated investors who will reap the rewards from the market.

These will be investors who know what a good deal looks like in the current market, know how to do the numbers to evaluate the risks and potential profits, and are using strategies for profiting in today's market.
