Subdividing and Car Space

anyone had experience with building a new house behind the existing one??

Metricon claims to do dual dwellings now.
But they are skeptical as it would involve moving the existing house car space to infront of the house (use start of existing driveway for access).
 As the new house behind needs exisiting driveway to access their garage?

anyone had similar problem in melbourne and what did the council say??

Sorry I wish I could answer your question but I can't. I have never done this before.

I must say it is a great idea building a new house behind the existing one. It would be great for rental return as you don't have to buy more land, you only have to pay for the house. If you can subdivide the land then you will create even more value. So well done for thinking about it. It is inspiring.

I am interested to know the answers to your questions and how it can be done.

I've done similar to this in Perth and it will all come down to what the local council will allow - I'd say this would be the same on the east coast. A good builder should be able to give you a good idea of what council will allow. As for Perth, it's common to use the same driveway for access to the front AND rear properties; you'll probably just need to make sure you can fit the car spaces in the front of the house.

My experience in Melbourne, having worked at a number of councils is that generally they don't like the car parking in front of the house - enough to refuse it.  Usually the options with car parking with an existing house is either separate access for each house (only really works for corners or wide sites) or putting it behind the existing house.  With putting it behind the house you obviously need to still have sufficient space for a back yard.  Often keeping the existing house can overly constrain the site.
