Bathroom reno for a 1 bedder apartment

Hi all,

Im tossing up some ideas with a one bedder apartment. Im thinking of doing a small reno on the bathroom. I basically wanted to replace the sink with a new vanity unit, pull out the combined bathtub/shower and replace with a large shower base and shower screen, replace fittings such as taps etc, swap over the toilet and also retile the floor and walls. No plumbing movement etc. Trying to keep costs at a minimum, nothing fancy. Has anyone done something similar to this? And if so roughly what did this cost you?

answers where along the lines of ; how much would you do yourself,  how much quality do you want to build in,  costs ranged from 5 to 20k.....to which I would add especially if DYI-ing,  how long can you afford it to be unrentable?

we are just completing a 1 BR reno,  but for the bathroom we just cleaned heavily (it was disgusting), painted, new shower screen, small vanity,  new fittings (power point,taps, rails, hooks etc) and now it looks quite clean and usable.   Whole deal was about $1000 plus our labour.   Not a complete makeover as you are contemplating but the end result is quite good.

I have purchased 2 complete bathrooms incl vanity's (double sinks granite benchtops), toilets, tiles, baths, fittings, tapware etc etc and it cost about $3800. I went to a builders clearance centre - they sell new items that are overstocked from retail shops and sell for about 10% - 20% over cost price. The tiles I shopped for from a discount tile shop and as I bought in bulk including all the glue, grout etc etc I asked and rec'd trade price.  

hey  im new to the property investing game but i do know quite a bit about renovations as im a carpenter. if your not moving any plumbing you can get away with doing it your self, the only thing i wouldnt touch is electrical.

Before getting rid of your bathtub, consider that 1/2 of your possible tenant pool is female & may like to relax with a soak in a tub (not a half sized shower base).
