Australian-American Property Property Support Group

Just wanting to know if anyone has heard of or dealt with a company called Australian-American Property Property Support Group.  The Company is registered as Midland Properties Pty Ltd.
Brian Climo is the "CEO".  Nothing on Google on him despite claims of working in property development for 45 years.

Saw them at the Home Buyers Expo in Brisbane and went to seminar now want to check them out...

Offering 12% returns on US property in Texas.

Unless you have been there for a month or so to do a research tour of the immediate areas, I would be very wary.

The money coming in is subject to exchange rates, you cannot claim losses or tax deductions in Aus and in the USA management for single family dwellings is very tough to get.

There is also around 1% property tax per year on properties in the USA.

Getting finance in Aus on a USA property is very difficult, and unless you have a credit rating in the US it is even harder there.

Am I getting through?

You need to be very careful. Infact if you are buying in Texas the property tax is 3%. 12% return is high you need to make sure you are not buying a slum property. When yoyu take into account the property tax it may not be a good investment. Cities like Indianapolisoffer beeter cash flow returns. However I would also strongly advise that you go over there and take a look for yourself. I love the United States I spent the better part of 2006 running a real estate group in San Antonio Texas. LA Aussie is right services on the ground especially property management are bad. Do not move forward until you have all the services lined up.

Hi There, I also would welcome more info as I saw Midland Properties t/a The Australian - American Property Support Group at the recent property expo and the lady running the stand was very unhelpful & short on details & said I would have to come to the city on a Sunday to a FREE seminar to find out anymore.... Has anyone been to such a seminar & was it worth giving up a Sunday afternoon for????Has anyone bought a property through them???????? Thanks, Li

My name is Matt.

I've had dealings with Brain in my due diligence process and agree with the general vibe of the before posts. I am doubtful that he is the real deal as he NEVER has anything in Black and White. Only word of mouth. This worries me as I like to be clear on where my money is going before I spend any of it.

There is a company called Vanguard Estate Holdings that I found VERY helpful in fact I bought one property from them already and couldn't be happier. They seem to do everything Brain does but a million times better. They focus on America however they can help people buy in Singapore, France and almost any other country you choose. Instead of just Houston they can help people buy almost everywhere in the world and find the property that delivers what you want. All the fees and responsibilities are in CLEAR print and the breakdown of rental and income are also stated. They helped me find a net 10% return in Florida and they are finding another one for me in New York.

The company is relatively new (so website is still in development) but I HIGHLY recommend that you meet with the owner Matthew Yap. They are based in Sydney if you are intrested in an alternative to Midland Properties shoot them an email. They guide you through everything from discovering your investing needs to Laws Regulations and the biggie Getting Finance,

I also meet brian in sydney and was interested in his ideas but did not go ahead because there was very little paper work and much verbal promises. Now the dollar has tanked and the USA banks will not lend the concept I believe has no future

I have also had dealings with Midland Properties where Brian and Tony tried to broker a sale with minimal paperwork.
The due diligence that was undertaken detected discrepancies in market ' for sale' prices. The explanation of why there were discrepancies was not satisfactory and it was therefore decided not to proceed any further.

Be sure to do due diligence prior to parting with any monies to this organisation!! Also do due diligence once you have a tentative property in mind. Check out the Houston Chronicle www.chron.com real estate section to verify price as quoted is correct.

Warning.

Be very careful in any dealings with Brian. He's not really interested in any 'support'.

He achieves his goals alright, but will allow you to sink.

It would be hard to recommend dealing with him.

Be suprised the US Banks are coming back into the market.

You still cannot fix the exchange rate. The risks involved do not make it a good idea at 70 cents
