Yarraville-i dont get it?

I dont get it-can someone please explain the attraction of the place? O.K it has a tiny street with some funky shops/cafes but its surrounded by industrial factories etc? Why has this area gentrified before say Footscray which is in a much better location and has none of the factories?

I'm sure Footscray will evolve that way given its proximity to the CBD.

Usually one suburb goes ballistic and when it becomes too expensive to buy into people then buy in the neighboring cheaper suburb.
