first time investing - upgrade and rent the current home or buy a seperate investment?

What are the advantages of renting out the home we currently have equity in and live in  (50s brick and tile in W.A, close to uni, on bus route) and buying another home to live in (upgrading) as opposed to buying a property as a pure investment/rental property?
Also any thoughts on W.A and good rental return areas?

what do you have in mind re financing?  it sounds like you are minimising your tax deductible debt and maximising your non tax deductible debt.
