Really depends on council zoning and future plan/vision of the council and state governments. Buying up such properties on the hope of up-zoning occuring to optimise density of subdivision would be risky, unless due diligence indicates future zoning changes are likely. If one already owns such property and zoning densities change for the better, then ............payday Any land-bankers on the forum care to share their views? Cheers, Michael. newbi2 [166 Posts] I have recently purchased 100 acres on the outskirts of a large regional center. It is zoned for rural subdivision (down to 2.5 acres). Due to the glut of land releases in this area at the moment the plan is to sit on it presently. It has a commercial lease in place and farming the balance will make it +ve cashflow, so it is a good one to hold. mick Michael 888 [95 Posts] Hey mick, that sounds great. Income as well as future subdivision. As it's positive CF for you, that's a good one to hold.
