Building 2 Houses with Photosdavemc [31 Posts] If anyone is interested I have posted photos of the progress of building of 2 of my houses on my Flickr account goto http://www.flickr.com/photos/davemc/ its up to day 21 since they started, I have some descriptions. Cheers Elka davemc [31 Posts] Hi Elka, As background, I purchased this property in June 2000 for $105k, land 800 sqm, subdivision on Torrens titles, each block was valued at around $150K. I am getting Fairmont Homes to build 2 Memphis II houses. I will use one for my PPOR and the other as a rental. I'll detail some of the other costs when I get these together. Dave elkam [591 Posts] Hello Dave Happy your willing to share your experience with subdividing and building. I went to the Fairmont Homes site but they don't seem to have the Memphis II model pictured, only the Memphis. Is the Memphis II a single story or 2 story home. I have never subdivided but have an IP which I would like to subdivide and build on one day. Your journey, any problems you encounter and any tips you learn would be a great learning experience for me and maybe others on the forum as well. It sounds like your subdividion is complete? Did you have any problems with the process and what sort of costs were involved. Did you have to submit your building plans to get permission for the subdivision. Elka davemc [31 Posts] Hi, The Memphis is basically the II as well, single story. First up we went to see the town planner at the council with the rough idea of what we wanted to do. No problems there, chose the houses at Fairmont, they do most of the work submitting plans. They put us on to a surveyor who didnt want to do the survey until the old house was down so we waited for the council to approve... more soon. I bought my sub-division in June 2005 and the demolition was in Dec 2006 so round about the same time as yours. building began with the slab in Jan and the frames went up in March. They were supposed to finish in May but handover was not until Sept! The paperwork part dragged ON and ON and ON We're now finishing the paving, 18 months behind what was first run estimate, $50000 more than originally forecast! Thank God end value went up $60000 so I'm still OK The higher cost is actually because we're in the middle of a boom otherwise we'd have finished on time & within budget. As house prices go up, tradesmen demand more & work in fits & starts so delay costs more in interest & so on and so on. I have vowed that I won't do this again, it's so stressful but only AFTER I finish the next one due to start building in April. Cheers Hi, Yes it takes a few weeks to cure and get really hard. It goes so fast that it always looks as if it will be all ready in a couple of weeks. :-) Looking good. Yes the gutters just touch in the middle, however the land is torrens title and I wanted them completely separate, on the right will be a garage with a wall and the left house has a carport, no wall but same effect, cheaper than 2 walls. Dave davemc [31 Posts] Hi Again, Some new bills are arriving, conduit for phone and cable TV - $180/unit, underground electrical around $300 per and so it goes. I take the pictures with a 10mpix DSLR camera, in Lightroom it is easy to make inspections ot the whole house by zooming around. Dave World Changer [304 Posts] Great work man!
