Who pays for property Agent fees?

Hi, i'm looking at getting a property agent just for a commercial property mainly just to collect the rent and ensure its paid on time.  can the tenant be liable to foot the agents fees or part for this?

Yes and no. It depends.

That is, there are two types of leases. Gross - the tenant pays you one figure which is inclusive of all outgoings except water use & electricity/phone. Nett - the tenant pays all or nominated outgoings ie insurance, rates, water, council, maintenance, land tax, management fees etc IF they are listed in the lease as payable by the tenant.

You can always go part way as well ie semi-gross: tenant pays some of the outgoings or increases above a base year.

I am opinionated. Take me at face value, read between the lines.

I would have thought that any fees would come out of both your equity (if there is any).You do need legal advice.

Real-estate agents seem very eager to gain your business but once they rope you in, it isn't too long before you realize that they don't have your best interest at heart. Attempting to contact them seems virtually impossible and when you do finally manage to reach them they are very quick to brush you off and make you feel like just another number. Unless your property is worth millions or you are looking to rent out thousands of square meters chances are that you are not going to receive the type of attention you were initially promised.
