commercial lease questionbodyworx11699 [7 Posts] Just wondering if anyone can answer this. I am looking into leasing a small factory unit. When it is advertised at the price PLUS outgoings, is it normal for the outgoings to include strata fee's. Are they not normally the responsibility of the landlord, or do they fall under the category of "outgoings". Scott No Mates [3127 Posts] Unfortunately it is open slather with regards to outgoings - consider trying to negotiate a 'gross' rent ie all inclusive except water usage or limit your liability only to increases in outgoings over a base year. Outgoings will include strata levies (admin & maintenance only not capital works), common area power/security/cleaning/insurance/land tax/rates/sewer charges/stormwater levy etc. I am opinionated. Idk, I'm not sure with that. :/ FREE Video reveals an Automated Social Marketing WITHOUT Spending More than 5 Minutes Per Month at your Computer thecrest [651 Posts] Outcome is whatever you can negotiate. the cosmos always delivers so order carefully |
