Investor Finance - Mortgage Brokers

Hi Guys,

We are looking for a mortgage broker that thinks outside the square. We have made contact with "Investor Finance" and our initial dealings have been positive. Has anyone had any experience using this company? Any positive or negative feedback would be appreciated.

I have not put a loan through Investors Direct yet but have had an initial consultation with one of their finance strategist. I found the strategist to be very good in their level of expertise, with suggestions, ideas, etc.
I understand once a loan application is put through with the strategist, it is then handed to the back office which takes over for processing through to settlement. From that point, you deal with a person from the back office managing the application.
personally, I tend to prefer dealing directly with the person who I originally met with and is going to see the loan through all the way. 
Investors finance is a busy office that handles lots of loans. so it depends what you are most comfortable with.

Funny i have 2 clients this week complain about the same organisation.

They were unable to arrange a basic 95% IP loan through a Hybrid Trust and because we could do it at a cheaper rate for the client wanted to charge the client a Brokerage Fee for their time.

Not sure how far out of the square you are thinking but why not post your question and we can provide some free input.

Hi Richard, where was the ip, who was the lender, what type of loan-full doc, low-doc and what was the rate? 
I'd be interested in 95% loans for ip's any info would be great.

A family member has dealt with Investors Finance and is very happy with their knowledge and service.  I'm quite impressed with a free DVD that they've just sent me.

Property was NSW and yes it was 95% full doc (wont get lodoc at that LVR) rate was 8.61% off the top of my head and Investors Director couldnt place the deal full stop.

A 95% LVR IP loan is obtainable.

Both Investors Direct and Investor Finance are reasonably large organisations, so there will be large variances in the experience and aptitude of different people within them. With ID the brokers are all salaried (I think), whereas IF uses a franchise model.

i posted something last year to thank investor finance for getting a loan through for us when we hadn't had our 2 yrs ABN (they got us the finance to secure a development site) but then later on stuffed it up completely when we applied for construction finance. They put us in such a pickle and to make things worse their solution for us was to obtain funds through a private lender until we can get it through another way. They claim to be investors themselves but when we discovered what the stuff up was with our construction finance, it was something that they clearly should've been aware of if they were so-called experts.

For straight forward buy and holds then they're probably ok but the mob we dealed with were definitely not good.

We're in Adelaide so obviously people differ from office to office

Hi Kim,

Im currently dealing with investor finance at the moment and so far have found them to be quite good. Which branch did you go through and would you mind supplying me the name of the broker you went through so i can avoid their service as we are looking at obtaining a construction loan.

Also, who are you using currently?

As with a previous comment, given Investor Finance use a franchise model, the quality of a broker is varied.

I recently  encountered them whilst searching for finance for my latest development.

With a combination of income, plus more than enough funds to service a land plus construction loan, I was surprised to be told by an IF broker  that I would struggle to find even a lo doc loan, particularly given this loan would be of a short term nature ie. approx. 18 months. After what seemed like a hard struggle and 3 weeks, they found me a lo doc loan along with LMI fees, plus  requested I sign up to agree to paying them a brokerage fee, in the event that  I were to end the loan agreement within 12 months, to cover the hard work that had been carried out to find the loan.

I couldn't agree to this, (in my opinion this is near sighted business thinking) and moved on. With only 2 weeks to settlement, I luckily,  ended up finding a smart broker who found me a full doc loan and managed to organise within 2 weeks to meet the settlement deadline.

In my opinion, this particular IF broker lost out on a potential long term relationship with a developer,  which wasn't particular investor focused. A bit rich given  their brand name.
